San Juan Capistrano is really two markets living next to each other, and knowing which one you're in matters more here than in most cities I cover. Down around the Mission and the Los Rios District, I'm appraising some of the oldest residential streets in California — adobe and early cottages where the history is part of the value and comparables get thin fast, because so little of it ever changes hands.
Cross the freeway into the Ortega corridor and it's a different job entirely. Hunt Club, San Juan Hills, Rancho Madrina — equestrian-zoned estates on acre-plus lots, some with their own barns and trail access, where lot size and privacy carry as much weight as square footage. The guard-gated communities, Marbella and Stone Ridge among them, are their own category again: golf-course lots, custom builds, HOA amenities that show up in the value if you know how to read them.
