The Lantern District is the walkable, historic core — smaller lots, a mix of older cottages and newer infill, and real upside tied to the harbor's ongoing rebuild; a decade from now this is a different market than it is today.

Head toward the coast and you're in guard-gated territory — Monarch Beach, Niguel Shores, Ritz Cove — custom estates and bluff-top villas built around resort amenities, the Ritz-Carlton and Waldorf Astoria among them, where privacy and security carry as much weight in the value as the ocean view does.

And then there's Capistrano Beach: Beach Road's small, tight beachfront lots on one side, the terraced Palisades bluffs above it on the other, each with its own comp set entirely.

None of these four trade against each other. A Lantern District condo isn't a stand-in for a Niguel Shores estate, and neither is a fair comp for a Beach Road cottage. Knowing which Dana Point you're actually appraising is most of the job before you've looked at a single sale.
