Mat’s Take on San Clemente
San Clemente really has four or five markets stacked inside one zip code, and I've written before about the biggest split — Talega's master-planned newness against the Pier Bowl's century-old Spanish cottages. But the rest of the city matters just as much.
Forster Ranch, up in the northeast, is family-friendly and newer-construction, with The Reserves adding another layer of recent builds on top of an already distinct submarket.
Marblehead and the newer Sea Summit development sit in the planned, amenity-heavy middle — gated in parts, ocean-view townhomes and estates in others, built to a standard that didn't exist here twenty years ago.
The Coast District, tucked between Forster Ranch and Marblehead, trades almost entirely on the view — rolling hills and canyons framing the Pacific, and buyers pay specifically for that sightline.
Rancho San Clemente, inland and away from the coast, is the city's most affordable stretch and the one place here where "walk to the beach" isn't part of the pitch.
Five submarkets, five different buyer profiles, and pulling a comp from the wrong one is the single most common mistake I see in this city.
