Bear Brand Ranch is the top of it — expansive estates, real privacy, ocean and city-light views, the kind of exclusivity that doesn't show up on a spec sheet.

Niguel Summit is gated hillside living with limited access points, built specifically to capture view lots.

Marina Hills and Beacon Hill are a different tier entirely — large, amenity-rich master-planned tracts with pools, greenbelts, and walking trails, where the housing stock is more uniform and the comps are genuinely easier to find, which is the flip side of a planned community: less mystery, but the small differences (which greenbelt, which view corridor, how close to the HOA amenities) still move the number.

The mistake I see most in Laguna Niguel appraisals from outside appraisers is treating a Bear Brand estate and a Marina Hills tract home as points on the same curve. They're not. Different gates, different buyer, different job.
