Mat’s Take on Laguna Hills

Laguna Hills runs a wide spread, and knowing where a property sits on that spread matters more than the address alone.

Nellie Gail Ranch is the top of it — over a thousand acres of equestrian-zoned estates, private horse facilities, riding arenas, and trail access, no age restriction, with prices that can run anywhere from a bit over a million to well past five, depending on lot size and improvements.

Moulton Ranch is a different kind of premium: gated, custom-built homes on view lots, without the equestrian infrastructure but with its own kind of exclusivity.

Then there's the rest of the city — Laguna Hills Estates, Laguna Terrace, communities like Cornerstone — solidly built, often mid-size tract and townhome product going back to the early 1970s, resort-style amenities in some, none of the gate premium of Moulton Ranch or the acreage premium of Nellie Gail.

The appraisal mistake I see most in Laguna Hills is pulling a comp from "somewhere in Laguna Hills" without checking which of these three tiers it actually belongs to. A horse property, a gated custom home, and a 1970s tract house are not the same job, even three streets apart.
