Lake Mission Viejo access is the clearest one: true lakefront homes are their own tier, but even non-lakefront homes with lake membership rights carry a premium over otherwise-identical houses without it, and that distinction gets missed by anyone pulling comps from outside the city.

School boundaries are the other big lever. Saddleback Valley and Capistrano Unified split the city, and specific attendance zones (Barcelona Hills Elementary and La Paz Intermediate among the strongest) show up as real, measurable premiums in the sales data, not just parent preference.

Newer hillside neighborhoods like Pacific Hills and Painted Trails trade on view and more current construction; the older lake-adjacent core trades on the lake itself and walkability to the Village.
