Why I Don't Chase Review Volume

Every appraisal firm has a review count sitting on its Google profile, and it's tempting to read that number as a scoreboard. I'd rather explain what mine actually represents.

Where the reviews come from

Just Appraisals Inc. has never run paid advertising and has never bought a review campaign. Every review on the profile came from someone who got a completed appraisal, was asked once — not hounded — whether they'd leave one, and did it because the experience earned it. No discounts for a review. No gating the happy clients and skipping the rest. Everyone who gets an appraisal gets the same quiet ask.

That's a slower way to build a number than running ad spend into a review-funnel tool that texts every closed file the same automated request. It's also the only way I know to keep the number honest.

What a smaller, slower-growing number actually tells you

A review count built entirely on word of mouth and repeat referrals says something a bigger number from a marketing push doesn't: the people behind it came back, or sent someone else. Attorneys and CPAs who refer clients here do it repeatedly, appraisal after appraisal, because the work held up the first time. That's a harder thing to manufacture than review volume, and it doesn't show up as a star count — it shows up as the same referral sources appearing on my intake form year after year.

I'd rather have a profile that reflects exactly how this practice actually grew — one file, one satisfied client, one referral at a time — than a number inflated by a process no actual client experience is attached to.

Does a lower review count mean less experience? No — review count tracks how many clients were asked and responded on a public platform, not years in practice or files completed. Mat has appraised Orange County property for over two decades; the public review count is a separate, much newer number.

How can I tell if a firm's reviews are genuine? Look at the detail. Reviews that mention a specific situation — an estate, a divorce, a tight turnaround, a particular neighborhood — are harder to fabricate than generic five-star praise. That's also exactly what we never script or request specific wording for.
