Litigation Support Appraisal in Orange County
Most disputes about a property's value are settled before anyone testifies. The appraisal that settles them has to be right about the date, the condition and the market, and clear enough that the other side can't pick it apart.

Values as of a Past Date
Many cases turn on what a property was worth on a date that's already passed. A retrospective appraisal values the property as it was then, using the comparable sales available at that time, not sales that came later.
Date of death, for estate and trust disputes. See Date of Death Appraisal.
Date of separation or another date set in a divorce. See Divorce Appraisal.
Date of loss, for damage and insurance disputes.
Date of transfer, for partnership, co-owner or gift disputes.
If the property has changed since, we establish its condition on that date from photos, permits, repair invoices and public records, and say so in the report.
Review of the Other Side's Appraisal
When the other side has a number, we review their appraisal: the comparable sales they chose, their adjustments, the date and condition they used, and whether the conclusion is supported.
If the case needs testimony, see Expert Witness.
Why It Holds Up
Our appraisals are independent of the outcome. The value is the value, whichever side ordered the report. That's what makes it credible when it's challenged.
Mat is the principal appraiser on every assignment. He built this practice around one standard: the kind of work that holds up in court, satisfies a CPA, and doesn't come back with questions. His experience, his standards, his signature, and his word are behind every report that leaves this office.
